If you always see the same signs on homes that don’t seem to be moving, those are probably agents that you should steer clear of. It is also worth putting some time and effort into the research of why cash is better for a seller, and how you can go about securing that.
Try to ask for as many referrals from any agents that you are considering working with as possible. Make sure that they have previous experience in selling homes like yours too.
Market
The housing market rises and falls throughout the year almost to a schedule. Have a look through previous market year’s spot the trends, and try to avoid months like November and December. Most people are likely to have a successful sale and quite quickly in the springtime.
Photography

Your agent will have seen a lot of properties come and go. And they will likely remember their fastest sales too. Ask them what set that house apart, and how you can mimic their success.
