Agent

If you always see the same signs on homes that don’t seem to be moving, those are probably agents that you should steer clear of. It is also worth putting some time and effort into the research of why cash is better for a seller, and how you can go about securing that.

Try to ask for as many referrals from any agents that you are considering working with as possible. Make sure that they have previous experience in selling homes like yours too.

Market

The housing market rises and falls throughout the year almost to a schedule. Have a look through previous market year’s spot the trends, and try to avoid months like November and December. Most people are likely to have a successful sale and quite quickly in the springtime.

Photography

While there is a lot to be said for taking snaps for yourself, for example, it’s much cheaper. 

A professional photographer who is used to taking photos of homes will be able to make sure that they get yours all of the best angles.

There must be as much natural light in the photos as possible. So make it easier for the photographer by having the windows either cleared of curtains altogether or replace any heavy materials with voile. 

Try to book the shoot when it looks like there will be a bright period of weather, and take into consideration some staging too. 

Declutter

The moment you decide that you are going to see your home, the key thing in your mind should be to make it as easy as possible for people to move in. So you are going to have to put some time into decluttering and depersonalizing your home. This means that they can picture living there, and will feel like there is plenty of space in the house too. 

Accommodate

Buyers don’t always have many hours beyond evenings and weekends, and if you aren’t facilitating viewings during that time, you might find that you are missing the people who are ready to buy, with people who are still just browsing. Try to say yes to any viewings that come your way. With a little bit of notice, you can leave you home and take a walk for the duration of the viewing. 

Feedback

Your agent will have seen a lot of properties come and go. And they will likely remember their fastest sales too. Ask them what set that house apart, and how you can mimic their success. 

And while you are looking to make as much money as possible on the sale of the home, make sure that you have a fair price for your area – or you won’t get very far.
